Gutters in South Lake Tahoe

South Lake Tahoe is the largest community on the lake, with everything from compact older cabins in the Tahoe Keys and Al Tahoe neighborhoods to larger homes on the hillsides. Many of those older cabins have low-slope roofs, little attic insulation and big pines overhead: a perfect recipe for clogged gutters and ice dams.

Local factors in South Lake Tahoe

  • Snow load and ice barrier. The City’s building design criteria list a minimum ground snow load of 150 psf and require ice barrier underlayment.
  • Fire hazard. The City notes it is designated a Very High Fire Hazard Severity Zone, so keeping needles out of gutters and off the roof is part of fire preparedness.
  • TRPA BMPs. TRPA (the Tahoe Regional Planning Agency) requires developed properties in the Lake Tahoe Basin to install and maintain stormwater Best Management Practices (BMPs) sized to infiltrate a 20-year, one-hour storm, roughly one inch of rain. Roof runoff can sheet off the eave onto an armored dripline, or be collected by gutters, but either way the water has to land somewhere that protects the soil and soaks it in. Gutters concentrate water, so every downspout needs a splash block, rock armor or an infiltration feature beneath it. If you’re adding or changing gutters, ask your contractor how the downspouts will tie into your existing BMPs, and check your parcel’s BMP status on the Lake Tahoe Parcel Tracker.
  • Permits. Gutter-only work rarely needs a building permit, but roofing, electrical circuits for heat cable or structural fascia repair can. Check with the City Building Division, (530) 542-6010.

Frequently asked questions

Do South Lake Tahoe homes need gutters?

Many don’t have them. Gutters make sense over entries, decks and driveways, and wherever you want to route water to a specific infiltration area.

Can I get ice dams removed in South Lake Tahoe?

Yes. Local crews do steam removal during winter. Reach out early in a big storm cycle.
